Aylesham Centre
About
The Aylesham Centre is a late-1980s retail arcade that is a key part of Peckham, one of London’s most dynamic and diverse town centres.

At the northern end of Rye Lane, the site was once home to the Jones and Higgins department store, which opened in 1867 and helped frow Peckham’s reputation as a shopping destination. The department store closed in 1980.

The 6.75 acres Aylesham Centre site includes Morrisons supermarket, the petrol station car park and various retail units and mall carts.

Berkeley Homes purchased the site in May 2021. Any redevelopment would include the re-provision of a new and improved Morrisons supermarket.
Planning context
The Aylesham Centre has been identified, by Southwark Council, as an important opportunity site for redevelopment within its ‘New Southwark Plan’ – a planning policy document that shapes and directs growth across the borough.
The Southwark Plan, which was formally adopted in February 2022 indicates:
Our allocation is the ‘Aylesham Centre and Peckham Bus Station’. Berkeley Homes is carefully considering the requirements and guidance set out in this Plan, which have informed the design brief.
